St. Louis commercial work is often in older brick buildings: storefronts with apartments above, offices in converted houses and multi-unit flats. We plan the job around your tenants and customers and give a schedule with the quote. In a City historic district, exterior changes other than painting wood trim need city review first.
Much of the commercial space in St. Louis sits in older brick buildings. There are storefronts with apartments above on streets like Cherokee, South Grand and Manchester, offices in converted houses, and rows of four family flats owned by one landlord. Further out there are strip centers and office parks with drywall, drop ceilings and metal door frames. We paint shops, offices, common halls, stairwells and rental units, inside and out, and we quote each building after walking it.
The plan matters as much as the paint. We agree on the hours first: evenings, weekends or one section at a time, so that your staff, tenants and customers can keep moving. Floors, fixtures and stock are covered, wet paint signs go up, and halls stay passable. For rentals between tenants we patch nail holes and scuffs and repaint in the owner's standard color so units turn over quickly. One named contact gives you a progress update each day.
On the outside of a storefront the usual work is the wood or metal around the windows, the doors, the cornice and any painted sign band. Blocking a sidewalk or a street lane for a lift or ladders needs a Blocking Right of Way Permit from the City Street Department. In a City historic district, check with the Cultural Resources Office before changing exterior colors on anything but wood trim. We are licensed and insured and can send proof of insurance on request.
Commercial painting in St. Louis: common questions
Can you paint our shop without closing it?
Usually yes. We work before opening, after closing or on the days you are shut, and split the space into sections. Low odor paints help. Tell us your hours and we build the schedule around them.
Do you repaint apartments between tenants?
Yes. For landlords we patch, spot prime and repaint units in a set color and sheen, so touch ups match next time. Give us the move out and move in dates and we will tell you plainly whether we can meet them.
Do we need a permit to paint the outside of our building in the city?
Painting alone does not normally need a building permit. Closing part of the sidewalk or street does need a permit from the Street Department, and historic districts have their own review. We raise both at the estimate.
